Investment Strategy
We invest in projects that can be developed by ourselves in a sustainable way.
For us, sustainability is a broad term and encapsulates the projects we undertake, the way our company does business and the people we are. In more concrete terms it means taking the decisions and actions in the short term which do not compromise results in the longer term, but improve these results. While the concept is very broad, we give a few examples below of how this works in practice:
| 1. | It is the essence of how we do business in each function throughout the organisation. In this way, it becomes a company culture and ensures our success |
| 2. | Our employees might work hard and then do sport, because in the longer term a fit and healthy person is more successful and enjoys life more |
| 3. | It includes taking a long term view and making strong, accurate and lasting decisions |
| 4. | It means reducing excess to the bare minimum and aligning the success of our team with the success of our investments |
| 5. | It is defined by giving something back to the area where our project is being developed (in one example we support the regeneration of a local school) while still generating an excellent return for our client |
| 6. | It means we assemble the best team for the project, reducing time delays to a minimum so that returns are maximised not only during the sales phase, but throughout the whole project lifecycle and thus investors profit from this |
| 7. | Finally, it means looking at all the stakeholders in the process using the Oxford 360 degree Sustainability Index - society, economy, government, investors, ourselves, local residents, financing, etc. and considering a solution which takes account of as many needs as possible across this range of interest groups |
Simply, it means doing the right thing, successfully.
This approach is more intellectually challenging and requires a multifunctional team, including investment appraisal and analysis, fund management, architectural and engineering expertise, legal analysis, development skills, project management knowledge, political savvy, negotiating skills, social, economic and technological understanding and expereince in and with different cultures and norms. In this regard, we go much further than our peers who focus on only one aspect of the project lifecycle, whereas we have a unique team working from 'money in' to 'money out'.
We call this methodology 'true sustainability'. Within 10 years this may become the norm. The result is worth it.
